What is being announced

The Waldorf Astoria Sunny Isles Beach Residences is an ultra-luxury, brand-serviced oceanfront tower being developed at 19051 Collins Avenue, on the site of the former Miami Beach Club. The project was approved by the Sunny Isles Beach City Commission in February 2026 and is being delivered through a joint venture between three of South Florida’s most established luxury developers:

  • The Related Group
  • Dezer Development
  • BH Group

Architecture is by Cohen Freedman Encinosa & Associates. Landscape design is by Enzo Enea.

At 62 stories and approximately 820 feet (828 feet above sea level), the tower will become the tallest building in Sunny Isles Beach upon completion, surpassing the 750-foot St. Regis Residences as the city’s tallest oceanfront building.

145 residences across 62 floors is one of the lowest unit counts of any tower of this scale in South Florida — and the reason early positioning matters.

Why the Waldorf Astoria Sunny Isles Residences are different

Living room of an oceanfront residence with curved floor-to-ceiling windows overlooking the Atlantic at golden hour
Interior rendering of a typical oceanfront residence — 12-foot ceilings, curved floor-to-ceiling glass, unobstructed Atlantic exposures.

A few things separate this listing from the rest of the Sunny Isles new-development market:

  1. Brand-serviced living. This is a Waldorf Astoria branded residence, which means hospitality on a Waldorf flagship-hotel standard — 24-hour concierge, dedicated residential service, a signature spa, brand-curated dining, and a private restaurant inside the building.
  2. One of the lowest unit counts in the market. 145 homes across 62 floors creates a density-to-amenity ratio almost no other project at this scale offers.
  3. Direct ocean parcel, not “ocean-view.” The roughly two-acre site sits directly on the sand with toes-in-the-sand access — the Atlantic is the front yard, not a view across A1A.
  4. Adjacent to Residences by Armani/Casa, minutes from Bal Harbour Shops and Aventura Mall, and a short drive to both MIA and FLL airports.
  5. Two full-floor penthouses of roughly 9,000 square feet each — extraordinarily rare inventory at this elevation on this stretch of coast.

About the Waldorf Sunny Isles floor plan

This is the question buyers ask first, so let me address it directly.

The official Waldorf Sunny Isles floor plan documents have not yet been released to the public. Floor plates, unit pricing, and the most desirable oceanfront positions are being reviewed in confidence with a select group of advisor-introduced buyers ahead of the Spring 2027 public unveiling. There is no public sales gallery, and there is no waitlist.

What we can share publicly today, drawn from the approved site plan:

  • Residences range from three to six bedrooms.
  • Two full-floor penthouses, each roughly 9,000 square feet, occupy the top of the tower.
  • Ceiling heights are 12 feet throughout, taller in the penthouses.
  • Floor-to-ceiling glass and glass railings frame unobstructed ocean and Intracoastal views from every residence.
  • Layout types include direct-ocean half-floor and full-floor configurations, with select corner and stacked-tier positions oriented to maximize sunrise and sunset exposures.

Clients introduced through our office during the private pre-launch are reviewed for the floor plates and exposures that match what they’re looking for — before those plates and exposures are released publicly. If specific floor plan documentation matters for your decision, request a private appointment and we will share confidential materials directly.

Pre-launch pricing

Pre-launch pricing is reserved for early private buyers and is set below the public release tier that will apply when the sales gallery opens in early 2027. Sharing specific numbers publicly would breach the developer’s confidentiality terms, but qualified buyers introduced through our office receive a current pricing sheet under NDA during their private appointment.

How private pre-launch appointments work

I’m working directly with the developer’s sales team during this private pre-launch phase. That means:

  1. Floor plans, pricing, and the most desirable oceanfront positions are reviewed first with clients introduced by our office — well ahead of the Spring 2027 public unveiling.
  2. Pre-launch pricing is reserved for early private buyers before public release.
  3. Preferred floor plates and direct-ocean exposures are reserved early — the highest-demand units leave the inventory list first.
  4. No public sales gallery and no waitlist. Introductions happen by appointment, advisor-led.
  5. A private advisor (me) will reach out personally within 24 hours of your inquiry to share confidential project materials and arrange your appointment.

If the Waldorf Astoria Sunny Isles Residences for sale are on your shortlist — whether as a primary residence, a Miami pied-à-terre, or a long-hold luxury asset — the most useful next step is a brief private appointment. Two ways to start:

All inquiries are kept confidential. I’ll share the current confidential project package, walk you through floor-plate options, and — if the project is a fit — arrange your appointment with the developer’s pre-launch sales team.
